Contractual Terms 2010/2011
1 - General conditions:
Rentalinitaly Srl is a Travel Agency which is envolved in Promoting, Publishing and Booking Serviced Apartments,Villas, Residences in Italy.
The Properties promoting by Rentalinitaly Srl are rented out for short breaks and long rentals for Business purposes and they are all represented on our web site through:
Location, square meters, numbers of rooms and bathroom;
detailed description of Surrounding and Neighbourhood area, specific description of Property;
Photos of the Property;
Services offered by the Property (as appliances, ameties eccetera)
detailed street map with Property indication.
The Final cleaning could be not included, if not included the minimum charge for a maximum of 3 persons is of Euro 60, extra charge for person of Euro 15 ( to be added at the minimum charge).
Utilities as electricity, gas, heating and water could be not included, please verify Property description for info. If not included, utilities expenses are collected at the end of your stay before your departure directly with Property Representative.

All apartments are classified 3 stars*** and 4 stars****, 5 stars***** depending on their location, services, terraces, view, elevator and quality standard.

3 - Payment and booking conditions:
Our database will accept a reservation on the basis of the availability of the apartments. A reservation will be considered booked when Guest has received a written confirmation by Rentalinitaly and not refundable deposit payment of 20% of total has been done. The conditions and methods of the payment are the following:
1. Guest can choose to pay reservation using the Off line condition which is represented by a Rental Contract (available to be printed out from our on line system) or sent out, from Rentalinitaly Booking Office, by email or fax to Guest, in order to complete reservation payment by Credit Card (only Visa and Mastercard);
2. ON-LINE by Credit cards (SSL secure system) -Credit card accepted: Visa-Master Card;
3. Bank Transfer (bank reference to be found on-line). Please send a copy of your transfer payment's receipt to our fax number +39 041 27 71 135.
The remaining 80% of the rental have to be paid upon arrival by cash or credit card (only Visa and Mastercard) in the city of Venice and Florence, in all other destinations the remaining 80% of the rental have to be paid 20 days prior arrival always using the same chosen method.
4 - Arrival and departure:
Rentalinitaly will inform you with your apartment's address and the exact directions, in order to reach it, after the payment of the 20% not refundable deposit. Remember to contact our staff or local reps in order to fix a time for a meeting at the apartment. If renting a Property in the city of Venice our Staff will meet you at the nearest Public Water Bus Station to the apartment or, upon request, our staff will meet you in Piazzale Roma (bus terminal) or at the Railway Station Santa Lucia and take you to the apartment. For this Transfer Assistance we will charge an extra fee (see Surcharges).The transport with taxi/water taxi or public boat is not included. It is essential that you inform Rentalinitaly of your estimated time of arrival in Venice, Rome, Florence and Tuscany Properties, at least 7 days prior arrival. The Check-in is possible from 3 PM. If renting in Venice, for delays of half an hour and over on the agreed time you must contact our Venice office (+39 041 5234577) or our Venice representatives (you will find the phone numbers on the reservation voucher). If you fail to do so, we are allowed to claim a Delayed arrival compensation of Euro 40 in order to provide you a further asisstance arrival service. IfRentalinitaly has not been informed of long delays and the client misses the check-in at the apartment, Rentalinitaly is not responsible. In this case clients will be charged for any extra costs for alternative accommodation. Requests for night-time arrivals (later than 7.30 p.m.) have to be accepted and confirmed by Rentalinitaly. In this case you will have to pay a surcharge for late arrival service (see Surcharges) to our Staff or local Reps. A person of our staff or a local Reps will meet you directly at the apartment (when renting a property in any locality outside Venice - see above different direction for Venice Property). In all localities this person will show you the house and how things work, will ask for the security deposit , will read electricity, water and gas meters (if not included), in Venice and Florence will collect the rental balance at your arrival. If you find that an item in the inventory is damaged or absent, you must report it within your departure, otherwise our Society or local Reps will not be responsible for such item. You will be required to sign the following forms: Rental Rules, Privacy and Personal Detail Form (according to the Italian Law in matter of reporting Holiday stays to the local Police Office). Make sure to make all arrangements for the departure upon arrival. Apartments have to be vacated between 8.00 AM and 10.30 AM on departure day. In case of services not included in the rental price, our local representative is allowed to cash the agreed amount from you or to withhold the security deposit until your bill will be settled. In case you don't arrive on the agreed date, your reservation will be held until 10AM of the following date only.
5 - Security deposit:
A security deposit is required against possible damages or losses caused to the property. It is payable to our local representative on arrival, if renting in Venice by credit card (Visa or Master Card) or euro cheques; if renting in other location it is payable by euro cheques or cash only. Rentalinitaly will not give the apartment keys to those who will not pay the security deposit. Rentalinitaly is authorised to keep your deposit (even after your check-out) until the final cleaning has been done. Afterwards your security deposit will be destroyed if damages or losses are not reported.
6 - Party size:
We are entitled to refuse admittance to a number of persons exceeding that on the booking form or exceeding the number of beds of each apartment. Nobody else is admitted to stay in our apartments without our authorisation.
7 - Cleaning:
On arrival you will find your property clean and tidy. The final cleaning cost is to be paid locally. Tidiness of kitchen or kitchen corner and the rubbish removal are not included in the final cleaning cost, this is your responsibility. On the contrary, you will be requested to pay an extra charge of euro 60,00. If you request an extra bed sheets supply and midweek/daily cleanings, Rentalinitaly will price to you the cost depending on the apartment you have reserved.I
8 - Cancellation fees:
In case you are forced to cancel your Reservation, Rentalinitaly will apply the following cancellation Policy::
- Rentalinitaly is authorized from you to charge on your credit card the 20% (as not refundable deposit) from booking time up to 21 days before your arrival
- Rentalinitaly is authorized from you to charge on your credit card the 50% from 20 to 7 days before your arrival
- Rentalinitaly is authorized from you to charge on your credit card the 80% less than 6 days before your arrival
9 - Rules for clients:
The apartments can only be used for temporary and tourist house-hold needs. You cannot make the apartment your new place of residence or choose it as your permanent house-hold. It is furthermore not allowed to sublet the apartment, or parts of it, to third parties.
All building rules and regulations must be observed. Between 1 p.m. and 3 p.m. and 11 p.m. and 8 a.m. apartment occupiers shall not make any loud noise. Animals are not admitted in the lodgings unless other agreements have been taken. In the event that you do not follow Rentalinitaly's and the building rules and regulations ( such as noise during the mentioned hours, etc.), our firm or local Representatives reserve the right to drive you immediately away from the apartment without having to refund you. Moreover, Rentalinitaly or Local Reps will require additional charges (see Surcharges list mentioned below) in case you require the presence of our local staff during your stay for reasons such as losing the apartment's keys, forgetting the keys inside the apartment or for unjustified emergency calls for assistance in the property.
10 - Liability
In case of technical problem or cleaning not adequate, you are kindly requested to contact Rentalinitaly or Local Staff on the date of arrival to sort out any problem as soon as possible. Any complaints must be communicated, in writing, to Rentalinitaly or Local Reps at the beginning of your stay. You have to give Rentalinitaly or Local Reps reasonable time to solve the problem. If you leave the apartment before your departure date without contacting Rentalinitaly or its Local Staff, you will not be entitled to any refund or compensation. If the property booked is not available on the date of arrival or during the stay due to circumstances beyond Rentalinitaly's control or technical problem, Rentalinitaly will guarantee alternative accommodation in an apartment of same size and category. If the rental price of the alternative property is less than the one originally rented Rentalinitaly will refund you the difference.
Rentalinitaly reserves the right to cancel any reservation within 7 days of confirmation. In such cases any monies paid for the reservation will be refunded. Rentalinitaly will not be liable for any difficulties or damages caused by such cancellations, and will incur no penalties or fees.
Rentalinitaly can moreover not be held responsible for possible harm done to you during your stay. Rentalintaly is also not responsible for any loss, delay or problem that have causes reasonably out of its control (such as flooding, explosions, storms, fires, strikes, bad weather conditions, wars or war threats, civil problems; acts, restrictions, regulations or measures of any type from the government or the local authorities). Moreover Rentalinitaly is not responsible in case the pumps or boilers should break, or in case of momentary interruptions of the water or electricity supply caused by the local supplier.
Your reservation is regulated by Italian Law. Any possible dispute arising out of or in connection with the above conditions shall be subject to the exclusive jurisdiction of the Court of Venice.
